Union City Sunrooms & Patios provides residential sunroom construction, patio enclosures, sunroom additions, and related outdoor room services to homeowners in Union City, CA and the surrounding East Bay area. All services are performed by licensed contractors and in accordance with applicable state and local building codes.
Services are available by appointment only. We do not accept walk-in visits to our office.
Free on-site estimates are provided without obligation. Written estimates reflect conditions observed at the time of the site visit and are valid for 30 days from the date of issue unless otherwise stated.
Estimates are not binding contracts. Final project pricing is confirmed in a separate written contract signed by both parties before any work begins. If site conditions differ materially from what was observed during the estimate visit, pricing may be adjusted and the customer will be notified in writing before work continues.
Union City Sunrooms & Patios does not guarantee that any estimate will match prices provided by other contractors. Pricing reflects our materials, labor standards, permit costs, and applicable local requirements.
Project start dates are scheduled after a signed contract and deposit are received. Start dates are subject to permit approval timelines, material availability, and prior project commitments. We will communicate expected timelines in writing before you sign.
If you need to reschedule or cancel a project, please notify us in writing as early as possible. Cancellations made after a permit application has been submitted may result in fees to cover incurred permit and administrative costs. Any refundable deposit amounts will be specified in your written contract.
We reserve the right to reschedule work due to weather, permit delays, or other conditions outside our control. We will notify you promptly if a delay affects your project schedule.
Payment schedules are set out in your written project contract. A deposit is typically required before work begins, with remaining payments tied to project milestones such as permit approval, framing completion, and final walkthrough. The exact schedule will be stated in your contract.
Final payment is due upon satisfactory project completion and your written acceptance of the work. Overdue balances may be subject to interest charges as specified in your contract.Union City Sunrooms & Patios reserves the right to suspend work on a project if payments are not received according to the agreed schedule.
Union City Sunrooms & Patios obtains all required building permits for projects that legally require them. Permit fees are included in your project estimate unless otherwise noted. We submit permit applications, manage plan reviews, and coordinate required inspections on your behalf.
Customers are responsible for disclosing any homeowner association (HOA) requirements that apply to their property before work begins. HOA approval is a separate process from city building permits. We can assist with preparing HOA submission materials, but HOA approval timelines and outcomes are outside our control.
Union City Sunrooms & Patios warrants its workmanship against defects for a period specified in your written contract. This workmanship warranty covers defects in our labor and installation and does not cover normal wear and tear, damage from misuse, damage from events outside our control (including but not limited to earthquakes, floods, or extreme weather), or defects in materials supplied by the customer.
Materials and products installed by Union City Sunrooms & Patios may carry manufacturer warranties that are separate from our workmanship warranty. We will provide you with applicable manufacturer documentation at project completion.
Except as expressly stated in your written contract, Union City Sunrooms & Patios makes no warranties, express or implied, regarding any services or products. The website and all information on it are provided "as is" without warranty of any kind.
To the fullest extent permitted by law, Union City Sunrooms & Patios shall not be liable for any indirect, incidental, special, or consequential damages arising out of or related to our services or your use of our website - even if we have been advised of the possibility of such damages.
Our total liability for any claim related to a specific project shall not exceed the total amount paid by the customer for that project under the relevant contract.
The information on our website is provided for general informational purposes only. We make reasonable efforts to keep it accurate, but we do not guarantee that all content is current or error-free. Nothing on our website constitutes a binding offer, quote, or guarantee of service availability.

These Terms and Conditions are governed by the laws of the State of California, without regard to its conflict of law provisions. Any legal action arising from these terms or your use of our services shall be brought in the appropriate courts of Alameda County, California.
We may update these Terms and Conditions at any time. The revised version will be posted on this page with a new effective date. Continuing to use our website or services after a change is posted means you accept the updated terms. We encourage you to review this page periodically.
